A four-point inspection is a detailed assessment of four major areas of a property: the roof, electrical system, plumbing, and HVAC system. It is usually requested by insurance companies to determine the condition of these crucial components before providing coverage. This inspection evaluates the condition, safety, and functionality of these important elements. The inspection is typically required on homes after 30 years of age, but can be as soon as 5 or 10 years.
A four-point inspection is specifically for homeowners’ insurance, and shouldn’t be confused with a new home inspection (also called a buyer inspection, real estate inspection, home inspection, or full inspection depending where you live). This distinction is important because the new home inspection is required to close on a home and meet the eligibility criteria for your mortgage. It also takes two to three hours to complete.
