I retired after 27 years of service in the U.S. Coast Guard, where I worked as an avionics technician specializing in aircraft maintenance and quality assurance inspections. My entire career was built on ensuring systems were reliable, secure, and up to standard- because lives depended on it.

Standards of Practice

Roof

The roof inspection involves a visual check of roofing materials and components from accessible areas. The inspector reports visible leaks but is not required to walk on the roof or inspect hidden or obstructed parts.

Exterior

The exterior inspection covers visible surfaces, doors, windows, decks, and grading that may affect the structure. Material type is noted, but underground systems and inaccessible features are not inspected.

Heating

The heating system is checked using normal controls. The type, energy source, and thermostat location are noted. Detailed internal parts and performance testing are not included.

Cooling

The cooling system is tested using normal controls, with the thermostat location and cooling method noted. Non-working or inaccessible systems are reported, but detailed performance checks and portable units are not included.

Plumbing

The plumbing system is checked for visible leaks and basic function. Water source and heater details are noted. Hidden components and water quality are not inspected.

Electrical

The electrical system is visually checked, including the panel, breakers, wiring type, and outlets. Hidden wiring and detailed testing are not included.

Fireplace

The fireplace inspection includes visible areas, dampers, and cleanout doors. The type is noted, and damage or missing safety detectors are reported. Internal flue systems and detailed testing are not included.

Attic, Insulation & Ventilation

The inspection covers visible insulation, ventilation in unfinished areas, and exhaust systems. Insulation type and depth are noted. Inaccessible or hidden areas and detailed material analysis are not included.

Doors, Windows & Interior

The interior inspection covers windows, doors, surfaces, stairs, and garage doors. Cosmetic items and non-permanent appliances are not inspected.
