A four-point inspection is a detailed assessment of four major areas of a property: the roof, electrical system, plumbing, and HVAC system. It is usually requested by insurance companies to determine the condition of these crucial components before providing coverage. This inspection evaluates the condition, safety, and functionality of these important elements. The inspection is typically required on homes after 30 years of age, but can be as soon as 5 or 10 years.

4-Point Inspection Vs. Home Inspection

A four-point inspection is specifically used for homeowners insurance purposes and should not be confused with a new home inspection (also known as a buyer’s inspection, real estate inspection, or full home inspection—depending on your location).

This distinction is important:

A new home inspection is typically required to close on a property and to meet your mortgage eligibility requirements. It is more comprehensive and usually takes 2 to 3 hours to complete.
In contrast, a four-point inspection is a visual-only assessment that focuses on four key areas of the home and takes approximately 30 minutes.
If you're purchasing an older home, your insurance provider may require both types of inspections.
